    You need a house on rent or you want to buy a property, you see online and like that property, you go visit that property but when you reach there you come to know that the property you saw online that doesn't exist in real world. Or the guy who showed me property, was not his property. 

    Currently, there is scam going on in real estate industry. And this is so dangerous that everyday people are becoming victims and scammers are generating 50-60 lakh rupees a day by making you fool.

    First of all, let's understand the operating model of these scammers. You can see, there are two things on the screen.(as an example) Housing.com and Nobroker.Many people will think that these websites do scams. No! All of the scammers use these websites to trick you!

    Both of these websites Housing.com and Nobroker works on subscription model, means that their actual model is freemium. Under which they provide two types of services. You can take free services subscription services as well. But there are limitations in the free services. And due to limitations, people take subscription. Means that if you have to sell your property through Housing.com or Nobroker, or if you want to rent it, in free model, you will get limited leads, and here you won't get any ranks either, and here you can connect to limited people only.But when you take subscription, your property will get ranked higher, you will get badge of premium member, and people may connect you and see your property as much as possible, you will be given contacts, if someone saw your property, you can see their contact number, if he is interested in the property. So technically, your chances of renting out the property and selling it increases many times.

    Because these platform support you, and this is where scammers use the business model of these apps to trick you! Now see, how the business model of scammers work. Because you have understood the business model of these websites, then you will understand, what these scammers do with you!  

    What Scammers do

    Suppose you are searching the flat for 15k rupees, they will find 20-50 rupees fully furnished 2BHK flat, they will get those photos, and using those pics, they will list their properties. As they have taken subscription, their property will be above all. They don't get just one property listed, They get 20 and more properties listed. So what happens, when listing has done, ranking has done. You will see the genuine properties at the bottom. And because they have got the property of 50k rs. listed at 15k rupees, you think that this is golden property, as They claims prepayment to access the pass to visit the property. even when no money gets transferred online still you give them money, 

    What to do as an Buyer to avoid such scams-

    Buy their subscription by paying 1k-1.5k rupees. As there is limit on accessing porperty dealers, if you are searching and you want better place to live, buy the subscription Atleast you will avoid losing a lot of money. after getting a subscription, you will see genuine properties. If you call 15-25 person, you will 2-3 genuine properties, 

       

    Is the prime agent has listed that property you liked? If prime has got the property listed and you have talked, if he is asking for the pass, then this is scam for sure. 

    go and see that property. If your budget is 15k rupees and someone is giving you luxury at that price point, then be careful there. Invest a little time, go and see that property, because you don't know, what you are seeing really exits or not,
